This 4-bedroom luxury Exmoor Farmhouse has been totally renovated and refurbished to the highest quality finish. It combines original features including beams and inglenook fireplaces, with contemporary facilities allowing up to 8 guests to enjoy the utter peace of a secluded Exmoor retreat while relaxing within its stylish rustic interior.
The Farmhouse has its own 1/4 mile drive allowing guests to enjoy complete privacy within their own Exmoor estate throughout their stay. The open fields and wild moorlands of Exmoor begin at the foot of the garden providing ample opportunities to see and enjoy the diverse landscape and wildlife for which Exmoor is world famous.
The house is naturally light and cosy, with large open rooms. There's plenty of space for everyone to spend time together or find a quiet corner for some quiet time.
Approached from the rear, the Litton is accessed via a lovely conservatory style porch, ideal for storing outdoor gear after a long walk over the moor (with or without dogs). Off the porch there is a stone arched doorway leading to a secluded covered barbeque area overlooking the front meadow and the flight ponds in the fields beyond.
Also at the rear, is an original enclosed courtyard with 2 outhouses for storage of logs and bikes. The driveway offers ample parking for 4 cars and/or horseboxes.
To the front of the house there is an enclosed old-fashioned farmers lawn complete with original duck pond which is fenced in and perfectly safe. To one side is a ruined stone byre to the east which has a charm all of its own, creating a beautiful scene for an evening al fresco dinner on the ample paved terrace.
Guests are spoilt for choice in terms of Litton's living areas. At one end of the house there is a large and beautifully appointed no-nonsense farmhouse kitchen complete with a shiny new 4-oven Aga and gas hob. This room is ideal for family breakfasts, kitchen suppers or slouching on the squashy sofa watching TV. French doors open out onto a patio with lovely far reaching views to Halscome moor, an area ideal for summer lunches or pre-dinner drinks or just plain old sunbathing.
Back indoors and there are 2 further reception rooms, the 'hall', perfect for more formal dining or pre-dinner drinks away from the hum drum of the kitchen. Next to the dining hall is a most comfortable lounge with cavernous inglenook fireplace. Even the front porch with window seats, small coffee table and lovely views offers an additional place to escape for tea and a read of the Sunday papers on a sunny morning.
