Farmhouse on the Umbria Tuscany border

The house has three floors. The first one is dedicated to living area and it has full kitchen (deep freezer, fridge, stove, dishwasher, etc), two drawing rooms (one with fireplace, the other with satellite TV - only free channels), dining room, toilet, laundry (washing machine, iron, iron board), entrance hall.

The other two floors have five bedrooms (10 bedplaces) and three bathrooms (shower or shower and bathtub). The house has a floor heating system. We provide guests with a cellular phone with a few euro of credit for local calls and an internet wi-fi key with about 2.5 giga of traffic included

Garden is perfectly equipped (table, chairs, gazebos, beach chairs, sunbeds, etc.). The swimming pool is about 6mt x 11 mt and has a fence to prevent children to reach the pool if unattended. There is an outside bathroom close to the barbecue and swimming pool and a solar shower close to the swimming pool.

In the quiet of countryside, but close (3 km) to Cittą della Pieve where there are restaurants, banks, supermarkets, hospital, etc. Main road at about 200-300 mt from the house. Splendid view on Mount Cetona and Chiana Valley (Tuscany: the border is only at 2-3 km from the house) and Cittą della Pieve (Umbria). Very easy spot to use as a starting point to daily trips around (Florence and Rome can be reached by train in about 90 minutes).

We provide bedlinen, towels, included towels for the swimming pool, firewood for the barbecue. All this is included in the rent as well as final cleaning (but the house has to be left in proper order) and as every consumption, except the one for the heating that is charged on the base of real consumption.

Arrival time should be between 16 and 19, departure by 10. We usually rent by week, from Saturday to Saturday.

At present we are not able to accept credit cards, so payment should be made by bank transfer on our current account or by cash at the arrival. Timetable and amount of booking deposit, etc and our terms about cancellation vary depending on the time when you book and the period you are booking. So they have to be agreed upon with the owners. Usually we ask a cautionary deposit of at least 300 euro that are given back at the end of the stay if nothing has been damaged.
