Old Mill House

Located in a small hamlet of just a few houses, Old Mill house is set in grounds of about one acre. Once a working mill the cottage has been sympathetically converted and is situated about 200 yards from the River Taw. Old Mill house is graded 4* by Visit Britain (formerly ETC)

The accommodation

The entrance hall has chest freezer and second fridge underneath the stairs. A door leads to the rear terrace with garden furniture and gas BBQ Double doors open into the sitting room 21' by 16' with wood burning stove set in an attractive stone fireplace. TV

Also on the ground floor are Bedroom one - a double bedroom with exposed stone work and en suite shower room. Bedroom two is a twin bedded room. There is a further shower room on the ground floor for the use of bedroom two.

Note - there is a utility/ fishing room kept locked and used by the owner.

Upstairs are bedroom three - a double bedded room overlooking the rear garden. There is a further shower room and a separate bathroom.

Kitchen/Dining room - with shaker style kitchen including integrated fridge and dishwasher, ceramic hob, electric oven /grill. Microwave.

Old Mill house is non smoking.

The cottage is next to the Tarka Line branch line which is a single track line with trains of two coaches every one to one and a half hours, 7.15 a.m to 9.30 p.m approx.

Care should be taken with small children as there is a mill stream in the garden.

Location

The cottage is only a couple of minutes walk away from The River Taw - one of the best Salmon and Sea Trout rivers in the West Country. Day or evening tickets are available on our own two miles of double bank fishing and are payable locally. Recent catches have included Salmon up to 20lbs and Sea Trout to 15lbs.

The village of Umberleigh is a short walk away and has an excellent pub, tea rooms, railway station and post office. Both the regional centre of Barnstaple and the market town of South Molton are about 7 miles away.

This part of North Devon is renowned for its fertile soils and gentle rolling valleys. It is an area of ever changing scenes - lambs in spring, ancient woodlands steams and fast running rivers, golden crops in the autumn.

To the north lies Exmoor National Park with its wild and desolate moorland as well as steep sheltered valleys. The moors literally run into the sea with the high cliffs and smugglers coves - a trip to one of the small harbour village is well worth it.
