Mulberry and Quince Cottage

Four bedrooms sleeping eight (plus a travel cot) benefiting from its own entrance and private parking for two cars.

The accommodation benefits from modern gas central heating. The cost of all linen, towels, gas, electricity and VAT is included in the price. There is also a fully integrated fire alarm system.

The reception rooms benefit from unusual cornice ceilings, and there are fantastic views of the surrounding area. The accommodation is on two floors.

Large Comfortable Living Room, with open fire. (Real fire, logs supplied) TV and video, many children's videos provided. Seating for 8.

'Smeg' 5 burner inset hob to central island, large 'Smeg' oven. Two stainless sinks set into a granite worktop. The kitchen has been made to measure and is a mixture of ash and painted units. A new solid ash floor has recently been recently fitted. There is also a dishwasher, Smeg retro fridge, coffee percolator and microwave oven. (A freezer is provided in the Utility Room.)

To save guests having to bring store cupboard items we have stocked the shelves, but request that food is either replaced or paid for on departure. Stocked items list available on request. A 'Welcome Pack' is also supplied with our compliments .

The dining area has a unique square table which seats 8 but can be extended to seat 12.

Utility room. There is a separate washing machine and tumble dryer, plus an iron, ironing board and airing rack for walker's clothes. Washing powders and cleaning goods are also supplied; these can be replaced or paid for at cost on departure.

Contained within the utility room there is a separate W.C.

Hall with telephone. Calls are paid for at the time of calling. Suitable change required.

Double Bedroom A good-sized room with large wash hand basin. Feature antique king-size bed.
Two additional double bedrooms, both of a good size with 2 single 3ft beds in each. (In one room the two single beds could be joined if necessary.)
Dependant on preference a travel cot could be moved into most of these rooms

Freshly made beds will await you with all linen supplied.

Family bathroom with roll top bath original antique brass taps and large wash hand basin. All house towels supplied.
Cot, high chair and stair gate are available on request. Babysitting (daytime or evening by arrangement)

Outside there is a good-sized garden, with an area for seating under the very old mulberry tree. Beyond there is a secret garden, wonderful for kids, of colourful shrubs and a tree house, climbing frame and swing. BBQ and fuel supplied. Croquet set available.

The original Victorian tennis court has been reinstated. Please provide your own tennis equipment as we have a limited supply of racquets.

Kitchen with handmade units made from antique wood and an antique Georgian plate rack. Cooker, microwave and dishwasher along with retro-Smeg fridge freezer. Natural slate floor and vaulted ceiling.

First bedroom with huge carved and silver leafed bed, antique furnishings and unusual feature ceiling.

Second bedroom with 2 single Victorian style metal beds and quality furnishings.
