This spacious Apartment has all that is needed for a comfortable and carefree stay in this fabulous city. It is 5 min walk to Princess Street and within easy walking to theatres, cinema, Conference Hall and shops. It has modern facilities within a historical building. There are 4 steps from the street, via a private lift, to the door of the top floor. Out of the widows are spectacular views of the city and the Firth of Forth.

There are two large bedrooms both with double beds and also a sofa bed in the lounge. Each bedroom has a television and phone as well as supplementary heating available.

There are two bathrooms, one with full bath and shower, bidet, toilet and wash basin. The other with washbasin and toilet. The main bathroom has underfloor heating. Both are modern installations.

The kitchen includes a SMEG 5 burner hob and timed grill/oven. Porsche Kettle and Coffee Maker, Toaster, washing machine, large fridge/freezer and microwave. The floor is ceramic times and the lighting is underunit and Italian centre design features.
Sufficient plates/cups/glasses/cutlery/pans etc to cater for up to 6 people are provided.

The Lounge includes a cable TV and DVD/CD player with separate speakers. There is also a tuner and films/music provided. The matching sofas include a pull out bed and there are two ceiling lights and two floor lights. A gas file provides supplementary heating and the windows have wooden shutters which reduces the external noise to a minimum. To one end of the lounge area is a dining alcove with a marble table sufficient to accommodate 6 places. There is a matching marble bakers stand and 6 wicker chairs.

The additional equipment includes an iron and ironing board, battery chargers, umbrella, additional bed quilts and pillows, shoe shine, vacuum cleaner etc.
